Gujarat The Dholera Special Investment Area, which is a planned smart city developed under the Delhi -Mumbai Industrial Corridor, has increased the price of land by about 10 times due to increasing interest of investors in the last decade. According to Lalit Parihar, founder and MD of IG Group, the land prices in Dhulera under Town Planning (TP) schemes in the available data have now increased from Rs 700 per square yard to Rs 7,000–10,000 per square yard. The rates in other town planning schemes have also reached from Rs 3,000 to Rs 7,000 per square yard, which is a clear evidence of ten times the price of land in the last ten years.

Ready to speed up development

According to Rituraj Singh Chudasma, a partner at Dholera-based Infinity Infrakon, the major infrastructure projects like the International Cargo Airport and Ahmedabad-Dhalera Expressway will come in operations in 2025, which will accelerate the development of Dholera. Developers say that 109 km long expressway is being built rapidly. At the same time, projects like Bhimnath -Dholera wide rail line and Vande Metro will improve the connection. Lalit Parihar said that now that these infrastructure are clearly visible on the ground, the trust of investors has reached a high level, and the fast in the prices of land is a reflection of this belief.

Real estate emerged as destination

This figure further reinforces emerging as a high-affected real estate destination of wash. Dholera ISR is rapidly emerging as a major investment center, attracting investment from more than 100 companies, including Tata Electronics’ semiconductor project of Rs 91,000 crore.
