Flyover in the country It is produced by government money, but for the first time a real estate developer has been approved to build a private flyover. The case is from Bengaluru. The real estate company Prests Group is going to build a 1.5 km long private flyover in Bangalore. This flyover will connect Tech Park under construction at Bellandur directly to Outer Ring Road (ORR) in Bengaluru. According to the report by Deccan Herald, the flyover will pass through a public road and a Stormwater drain.

From BBMP Got acceptance

The Presties Group has got the approval to build a private flyover from the Brihat Bengaluru Municipalities (BBMP). With this approval, the Prestige Group has joined a group of select companies that will create a private flyover on public land to provide access to their premises. In exchange for approval of this flyover, the developer has offered to widen the Kariyamanna Agarhara Road and borne the full cost of the flyover. Earlier, Manyaa Embassy Business Park had created a flyover to provide direct access to the elevated road on ORR, while Lulu Mall removed an underpass by removing a portion of the public road. Bagmane Group has proposed a 600 -meter flyover to its campus in Dodankundi.

BBMP also added some conditions with approval:

  • The flyover should also be open for the use of common people.
  • The company will be given Transferable Development Rights (TDR) in lieu of land left for road widening, provided everything is in valid framework.
  • The Prestige Group will also have to build a 40 feet wide road at its expense, which will reduce the distance to Sakra Hospital Road by 2.5 km.

Approval was first sought in 2022

The Pretize Group first sought approval from BBMP in August 2022 and then November 2023. In April 2025, Deputy CM D.K. The approval has been given after Shivkumar’s consent. BBMP has laid the condition that the flyover should also be open to the general public. This step of BBMP is considered an important initiative towards strengthening urban infrastructure through public-private partnership. The notable thing is that the construction of flyover was approved by the BBMP about a year after the BBMP approved the building scheme for Tech Park, which is being built on a 70 -acre plot in Bellandur. The development plan was approved by Bangalore Development Authority (BDA) in September 2023 itself. Generally, approval for large tech parks is given only when developers perform adequate access to the site.
