Did property tax increase in Mumbai? BMC told what caused more bills
After receiving more property bills in Mumbai, Mumbai Municipal Corporation i.e. Brihanmumbai Municipal Corporation (BMC) has given its clarification. BMC has clarified in clear terms that it has not increased the rates of property tax (property tax). According to the news of PTI, the corporation said on Thursday that due to changes in the ready records for the financial year 2025-26, people’s bills have come more. Let me tell you here, ready records, also called guidelines, Maharashtra has the minimum assets price fixed by the government for taxation objectives.
How much was the bill
According to the news, the Brihanmumbai Municipal Corporation even said that it has been stated by Maharashtra Chief Minister Devendra Fadnavis and Deputy Chief Minister Eknath Shinde that the revised property tax is going to put additional burden on the residents of the city, stopping the implementation of solid waste management fee. Flats smaller than 500 square feet have already been exempted from property tax. BMC says that the latest property tax bill has increased by an average of 15.89 percent, as under Section 154 (1) (C) of the Mumbai Municipal Corporation Act, the capital value of properties is to be revised every five years. The previous amendment was made in 2015, while the update was postponed in 2020 due to the Kovid-19 epidemic.
When is the amendment in ready records rates
The Maharashtra government amended the ready records rates on 31 March 2025. The current amendment has been done after a gap of 10 years. There is a legal provision that these payments will be revised automatically due to the changes made in the Ready Reckon for the financial year 2025-26. BMC collects annual assets tax from the owners of over nine lakhs in the city and suburbs. BMC elections pending for three years after the Supreme Court order are expected to be held in the next few weeks.
Why did the leaders object
In a post on X, BJP leader and former BMC opposition leader Ravi Raja said that the common Mumbaikars continue to pay honestly, 481 big defaulters owe Rs 11,000 crore and no serious recovery is being made. Why should honest citizens be burdened? The king also demanded that the civil administration take strict action against the old defaulters before imposing an increase in honest taxpayers. He said that the burden of failure cannot be imposed on citizens who follow the law.
