Kovid epidemic Got people aware of the importance of their house. After this, there was a tremendous jump in the demand of property. After Korona, the demand for property for the last 4 years was a tremendous rise. However, the demand for the flat has now become slow due to the increase in the price with demand. Let us tell you that sales in the eight major residential markets of the country fell 14 percent to 97,674 units on an annual basis in April-June. This clearly shows that the demand for flat has fallen. However, it has not affected the demand for land. There has been a tremendous boom in the demand for land to build a house. Let us know why not a flat between home buyers, why the plot became the first choice.

Record Residential land sales

According to the Propkets report, the demand for land to build houses in the country has increased after the Kovid epidemic. To meet this demand, residential plots worth Rs 2.44 lakh crore have been introduced in the last three and a half years. According to the report, between January 2022 to May, 2025, real estate companies have introduced around 4.7 lakh residential plots in 10 metros and Majhole (Tier-1 and Tier-2) cities including Bengaluru and Raipur. These are 10 cities. Hyderabad, Indore, Bangalore, Chennai, Nagpur, Jaipur, Coimbatore, Mysore, Raipur and Surat. Propquity said 45,591 residential plots have been introduced during the first five months of 2025.

So the demand for land increased

According to Sameer Jasuja, CEO of Propkets, the demand for land to build houses has increased over the years. The reason for this is more likely to increase the price of land than the apartment. It is also easy to sell it. Jasuja said that many potential customers prefer land as they like to make their living space according to their own.

Umesha Gowda HA, chairman and founder of Bangalore’s real estate company Sanjeevani Group, said that the demand for land is increasing due to increasing demand for land, proximity to the nature of home buyers, privacy and increasing priority to build houses according to their own. Better connectivity of tier to and three cities from the metro is also increasing the demand for land. Due to this, home buyers are preferring to settle in cities adjacent to metro cities. They are buying plots, not flats there. The development of infrastructure in the country has reduced the distance between cities. People have also benefited from this. At the same time, according to the report, it is easy for companies to sell land. Land’s sales are faster than the apartment and the initial investment is low.
